Straight of the Back of the 2013/14 Winter Season

They say there is no piece for the wicked, well there is certainly no rest for us here at Crown and straight of the back of winter we are right on it and the works at the complex, Obviously the Big, Big news and all thanks to the endeavours and connections of Yana and our electrical team we succeeded where others had faltered and despite the despicable shenanigans of others we got to the route of what had been done and undone it, proving once again that there is no task nor problem that with Crown determination and perseverance that we can not find a resolution to.
All owners now have the long missing and wrongly denied benefit of the basics of common area lighting and power and the long awaited road forward now lies open. Lift meters will be fitted during this week and testing of the lift system can proceed, in order the whole story & costs related to the re-commisioning and operation of them can be established.

The wood work timber replacement and refurbishment project is well under way with all the low level handrails and balustrades being the first area of activity. Pretty much as expected and in line with our experience to date the existing timber was at best in a sorry state and on average 60/70% of the timber had to be completely replaced, right now we are 70% through the program in this area.












Not even good for fire wood, with wet rot setting in good and proper internal to the timber through out, this occurs when in correct timber and glue-lam type construction is used, thats then compounded by incorrect treatment and lack of maintenance the water penetrates deep into the wood is allowed to remain and then turns in to wet rot, and by this time there is no amount of treatment that will save it and replacement is the only option.

Following completion of low level areas the commencement of the Hill main Building timber refurbishment project begins covering some 7000 plus square meters of timber no small task but one Crown is properly up for and ready to deliver on, progress will be fully reported via this blog.

In the Park the entrance lobby areas have been under re-ferbishment from the water damage caused from before the Roof's where fixed and water tight. The job proved bigger than expected as due to the amount of water that had ingress and time passed a large proportion of the paster board had just deteriorated beyond the point of repair and thus a lions share of the existing board had to be replaced with new and completely re-decorated.






Removal complete of all areas affected by the damp essential in order proper repair be affected.

Other area's be completed is the stone works we where un-able to complete prior to the on set of winter and tempartures un suitable of proper technical completion of wet works.

Thus with condition suitable the safety wall and fire wood enclosure are under complete this is all over and above our Owners Association brief for the works and part of the added value that is Crown.

Your note the proper preparation of the works area, the proper application and selection of materials 





Like all the low level stone work completed thus far the quality of our stone masons work is exceptional and installed to last, we are now preparing all high level areas over the Lobby entrance zones in the Park for repair of these areas as with the Hill progress will be covered on this blog.
